We price condo and landed homes separately because material usage is different, even when the design looks the same. Condos also add access and management rules, while landed homes usually have bigger scopes such as more rooms, plaster ceiling and rewiring.
Condo vs landed: what changes
| Condo | Landed | |
|---|---|---|
| Layout | Fixed by the developer; every development is different | More freedom, often longer walls |
| Material usage | Different from landed, so priced separately | Different from condo, so priced separately |
| Access | Lift booking, loading bay and working-hour rules | Usually direct access, parking for the lorry |
| Approvals | Management office renovation form and deposit (check with your management) | Local council rules for structural work |
| Typical scope | Kitchen, wardrobes, TV console, ceiling and lighting | Often bigger: more rooms, plaster ceiling and rewiring as well |
No standard sizes in condos
Every condo development has its own layout and sizes. A kitchen that fits one development will not fit the next, and even units in the same block can differ. That is why we measure on site before the final quotation.
What this means for your budget
- Get an estimate for your property type, not a generic price list
- In condos, ask management about renovation hours, deposit and lift booking early
- In landed homes, plan wiring and ceiling work before carpentry
- Small jobs below RM5,000 carry a RM300 transport charge
Frequently asked questions
Is renovating a condo cheaper than a landed house?
Not always per item. The scope is often smaller in a condo, but access rules and material usage differ, so we price each separately.
Why can’t I use a standard cabinet size in my condo?
Developers use different layouts and sizes, so standard widths leave gaps or don’t fit. Built-to-measure carpentry uses the space fully.
